Rep. Brad Miller -- Touting Affordable Housing or Just Pushing Unaffordable Loans?...

polifrog

What is affordable housing?

Both Brad Miller (D-13) and "Who are you?" Bob Etheridge (D-2) were in Zebulon, North Carolina basking in the glow of their stimulus housing funds.

According to Eastern Wake News Brad Miller had this to say:

Miller said affordable housing is an important goal in troubling times for the industry. He said “old-fashioned greed” and banking lending practices caused the downward spiral that has led to record numbers of foreclosures.

...

“If you find yourself in a foreclosure, you’ve lost your membership in the middle class and for many of those families, they’ll never get it back,” said Miller.

“We have to reinvent our financial system,” he said.

Miller noted that it wasn’t affordable housing that got the country in trouble and that it still needs to be a priority.

[emphasis added]

What is affordable housing?

Historically (past 10-15 years) housing was made more affordable by reducing the down payments required to qualify for a loan. This is otherwise known as less skin in the game. It worked! People were able to get loans (homes in Brad Miller's parlance) they would not have otherwise been able to afford. This is an affordable home to Brad Miller.

But to someone living outside the political class, to a real American, Brad Miller's vision is better known as an unaffordable loan. These unaffordable loans were scattered across the US and they caused an economic downturn that rivals the Great Depression.

Still, Brad Miller keeps coaxing people into his unaffordable loans through bills like H.R. 5409, The Residential Construction Lending Act which he introduced this year, while simultaneously laying blame for his similar past failed policies on a loan industry intimately regulated by Washington Bureaucrats and back stopped by Washington through Fannie and Freddie.

For real Americans Brad Miller's vision has resulted in the "Miller Homes" below; truly affordable homes made possible through Brad Miller's unaffordable loans:

Rep. Bob Etheridge (NC-2) On Cap and Tax (Trade)

polifrog

Bob Etheridge supports and has voted in favor of Cap and Tax (Trade).

Aside from decimating American industry in a false effort to avert Global Warming....

Yea, that Global Warming....How does this bill directly effect the individual?

Within the endless pages of legal ease of the bill is a little ditty that has a detrimental effect on home owners. It, of course, would not only impact home owners but everyone who rents as well, as the owners of the units would pass the increased costs on to the renter. Ok, by that reasoning, it effects anyone who chooses to live in a shelter of any kind.

It does this by requiring property owners to upgrade their homes to meet predetermined efficiency standards. Replacing all windows, upgraded insulation, new furnaces , new water heaters, and new appliances would be required before a home owner would be allowed to sell their home. Least you think this would be a one shot upgrade, remember that advances in efficiency would keep the inspectors returning prior to every sale.

Thought experiment...You've lost your job and have been having difficulty with the mortgage. You need to sell your home...fast. The government efficiency inspector, though, reports in their leisurely way that you need $20,000 in upgrades before you can sell your home and get out from under the mortgage. Your already broke and unlikely able to get a loan for $20,000. You default on your loan. Thank Bob Etheridge.

Thought experiment...You own a rental property you wish to sell and are forced to make one of two decisions. Whether it is a duplex or an apartment complex does not matter. You are considering selling, but selling would mean raising the rents on your tenants to make the expensive Bob Etheridge mandated upgrades to your rental. Your other option is to sit on the property in which case Bob Etheridge's efficiency mandates force you to add to the locking up of the real estate market. Bad for renters, bad for owners, bad for real estate, bad for America.

This is just a tiny facet of Cap and Trade and it is what Bob Etheridge wishes to impose on all Americans.

Politicians like Bob Etheridge believe that their party having been falsely defined as protectors of the poor will shield them from the wrath of the poor and middle class who will shoulder the burden of Cap and Trade. And remember Cap and Trade it is argued will protect us from the hoax that is global warming. This is government intrusion and nothing more.

From Fabius Maximus:

After three years neither the public nor many of our leaders see the driver of the housing crisis: we built too many homes. In some places (e.g., Las Vegas, California’s central valley) far in excess of any real demand. Outmigration from mismanaged and dying urban areas (e.g., Detroit) caused more over-capacity. Brad Miller NC-13 -- Grade School Economist Accusation Confirmed

polifrog

Polifrog has referred to Brad Miller as a grade school economist here, here, here, here, here, and most importantly here.

Today Polifrog's assessment of Brad Miller as a man who would be unable to pass Econ 101 (thus a grade school economist) has been confirmed.

In today's Wall Street Journal by Daniel Klein a survey by Zogby International was published. The survey's primary question was:
Who is better informed about the policy choices facing the country—liberals, conservatives or libertarians?
To get to the answer they asked 4835 American adults to what degree dothey agree with eight basic statements concerning economics.
1) Mandatory licensing of professional services increases the prices of those services (unenlightened answer: disagree).
2) Overall, the standard of living is higher today than it was 30 years ago (unenlightened answer: disagree).
3) Rent control leads to housing shortages (unenlightened answer: disagree).
4) A company with the largest market share is a monopoly (unenlightened answer: agree).
5) Third World workers working for American companies overseas are being exploited (unenlightened answer: agree).
6) Free trade leads to unemployment (unenlightened answer: agree).
7) Minimum wage laws raise unemployment (unenlightened answer: disagree).
[8) Restrictions on housing development make housing less affordable. (unenlightened answer: disagree)]
The results were unsurprising:
Here they are, best to worst, with an average number of incorrect responses from 0 to 8: Very conservative, 1.30; Libertarian, 1.38; Conservative, 1.67; Moderate, 3.67; Liberal, 4.69; Progressive/very liberal, 5.26.

Americans in the first three categories do reasonably well. But the left has trouble squaring economic thinking with their political psychology, morals and aesthetics.

How many of the eight questions above would receive an unenlightened response from Brad Miller without the application of contorted logic?

The answer is obvious.

Brad Miller's psychology of quick fixes blinds him from the reality that is the science of economics and limits him to grade school economic thinking. Brad Miller is an embarrassment.

Rep. David Price -- Destroying the Economic Pact Between Consumer and Producer...

polifrog

When the consumer abdicates the power of consumerism to the government the end user becomes a cost of doing business.

What does this mean?

One of the greatest strengths inherent in being an American is the ability to vote with our dollars, Simply put, business do what they do to get our dollars. If they don't provide the service they don't get the dollars. Businesses do what they do well, they do it efficiently, or they fail. This simple concept is such an ingrained concept it has become taken for granted and, frankly, a bore to describe. But, all the same, it is an the source of miracles and has created one of the world's greatest most efficient economic powers the history has ever known.

Yesterday our socialist democrats have decided it best to kill one sixth of that miracle. They have taken from Americans our power to vote with our dollar when purchasing health care. In their distorted world view, they feel they should be the source of all dollars in the medical sector of our economy. The transaction is no longer defined as being between the provider and the end user, and instead has been redefined as between Gov. and provider. One sixth of the economy (health care) is now in business to make the Gov happy in an effort to get Gov. dollars.

This forces the health-care end user out of the transaction and relegates them to the powerless status of a business cost. That is, you and me---business costs.

From Brad Miller's Facebook account...

“As bad as the foreclosure crisis has been, we haven’t seen the worst of it yet. Unless we get a handle on foreclosures and the decline in home values, nothing else we do to fix the economy is going to work,” Rep.
Miller said.

Our country is currently suffering through the deflation of a real estate bubble. Homes became over valued and now real estate values are now trending down toward their true values.

This is painful for all of us who own real estate but is acutely painful for those who invested at the height of the bubble.

Bill Miller supports a grade school solution.....re-inflate the bubble. We have tried this for over a year now and failed.

---75 Billion was allocated to be used toward a load modification program that has an 87% failure rate according to the inspector general.

---Another program, The Federal Housing Tax Credit, attempted to reinflate the housing bubble with a first time home buyer's cash incentive of 8 grand and in the second iteration of the bill $6500 for repeat buyers. Real estate values continued to fall. Fail.

Now, it appears Brad Miller is pushing to double down on his failed grade school economics and further increase our debt.

Brad Miller is bad for North Carolina. Brad Miller is bad for the United States. Send Brad Miller back to school so the he can grow beyond grade school economics this November.

Rep Brad Miller - Pushing Debt on Those Who Could Least Afford It and Resisting Sound Economic Policies...

polifrog

Time and again we hear Brad Miller touting "cheap homes" or "affordable homes". These are euphemisms for indebtedness. Only the loans, due to government incentives were cheap, not the homes. Many of those "home owners" are now home less.

During the economic buildup of the early 2000s that lead to our current housing crises Brad Miller stood athwart attempts to reign in the speculation and excesses that had become stables at Fannie and Freddie Mac. In an attempt to stymie the introduction of economic soundness in the Government Sponsored Enterprises (GSEs) Fannie and Freddie Mac, Brad Miller went on record saying:

We have been concerned that the Administration’s legislative proposal regarding the GSEs would weaken affordable housing performance by the GSEs, by emphasizing only safety and soundness. While the GSEs’ affordable housing mission is not in any way incompatible with their safety and soundness, an exclusive focus on safety and soundness is likely to come, in practice, at the expense of affordable housing.
(Copy of complete letter here)
(Giant H/T to RedState)
(emphasis added)

This summer Brad Miller was still pushing loans on the poor. In Zebulon:
Miller said affordable housing is an important goal in troubling times for the industry.
To that end Brad Miller introduced legislation to create more construction in an economy suffering from a glut due to a decade of government induced overbuilding. Miller does not learn from his mistakes.
H.R. 5409, the Residential Construction Lending Act, would create a new residential construction loan guarantee program within the Department of Treasury to provide loans to builders with viable construction projects. And in his bill.

It is outrageous that after the misery created by policies that induced unsound indebtedness among the most vulnerable of Americans, Brad Miller is continues pushing his debt slavery.

The video below lists the sound practices Brad Miller was fighting against.

Rep. Brad Miller's Budgetary Imprudence...

polifrog

Ask yourself if our nation is on a "fiscally sustainable course". Brad Miller has,

From Rep. Brad Miller's website:
On April 2nd, the House passed the FY 2010 budget resolution with my strong support.

...

The House budget resolution places the U.S. on a more fiscally sustainable course by taking steps to reign in the record deficits of the Bush Administration. In fact, according to the Congressional Budget Office, this year’s budget could cut the national deficit in half by 2015.

First off, congress controls our nation's purse, not the president as Brad Miller seems to suggest. The only power a president has over the budget is the veto.

Secondly, our national deficit was decreasing until Democrats like Brad Miller took control of congress and our national budget in the last years of Bush's Administration. Here is a visual from the CBO:

Finally, this is Brad Miller's vision for our future. Do you feel like we are on a "fiscally sustainable course"?

Brad Miller (D-NC) -- Political Preening With HR 5409...

polifrog

Brad Miller is pushing a bill (HR 5409) to guarantee construction loans when the market is already saturated with product.

It you want to buy a home, it is a great time to do so considering the low interest rates, the glut of inventory and battered home prices. All this is true without Brad Miller's help. Few are buying, though. The market is saying "no!" to new construction, but Brad Miller, ignoring the economic weather, sees a chance to make it appear he is helping America by making construction loans cheaper with an end result of pushing more product on a recalcitrant market.

It is your money folks; it is your debt; it is the debt of your progeny that Brad Miller wants to spend on his appearance in HR 5409.

According to Brad Miller,

We can’t tell 16% of the [Gross Domestic Product] to just hang around and wait for a while, says Miller, referring to the housing industry and its economic output.

Unfortunately, more waiting is just what we will have to do with policies like Brad Miller's.

The market needs to correct for overbuilding and Brad Miller's HR 5409 will only serve to lengthen the time it takes to correct.

Polifrog is a home builder and is tired of waiting for the market to return. Please, Brad Miller, stop tying to reinflate a construction bubble, stop your political preening and let us take our lumps so we can move forward.

---

Of course, government should not take the money in the first place...

Why force the inefficiencies of Taxes on the American economy then run the money through the inefficiencies of governance only to give it back again.

The amateurishness of it all leaves one's head spinning.

Thank Brad Miller.

Thought experiment...You own a rental property you wish to sell and are forced to make one of two decisions. Whether it is a duplex or an apartment complex does not matter. You are considering selling, but selling would mean raising the rents on your tenants to make the expensive Brad Miller mandated upgrades to your rental. Your other option is to sit on the property in which case Brad Miller's efficiency mandates force you to add to the locking up of the real estate market. Bad for renters, bad for owners, bad for real estate, bad for America.

This is just a tiny facet of Cap and Trade and it is what Brad Miller wishes to impose on all Americans.

Politicians like Brad Miller believe that their party having been falsely defined as protectors of the poor will shield them from the wrath of the poor and middle class who will shoulder the burden of Cap and Trade. And remember Cap and Trade it is argued will protect us from the hoax that is global warming. This is government intrusion and nothing more.

Brad Miller a grade school economist who is truly bad for NC and America.
